Interior:
The property extends over a total surface area of about 370 sqm, on three floors connected by internal brick stairs.
GROUND FLOOR: The main entrance, located on the ground floor, leads directly to a large open-plan living room with dining area, furnished with sofas, armchairs, chairs and a dining table. From here you continue towards the kitchen, with direct access to the portico for outdoor dining and the outdoor laundry room. Completing the ground floor is a bathroom with shower and the oldest part of the house: the cellar with table football. The living room, dining room and kitchen have French windows that allow direct access to the garden facilities.
FIRST FLOOR: Adjacent to the main entrance, a staircase leads up to the first floor consisting of a twin bedroom and a double bedroom sharing a bathroom with shower, a double bedroom (with 1.90 m wide bed) with ensuite bathroom with shower, a living room with armchairs, ornamental fireplace and piano, and a study with TV corner.
SECOND FLOOR: Going up another flight of stairs, you come to the second floor with two double bedrooms (one with a 1.40 m wide bed and the other with a 1.50 m wide bed) that share a mansard-roofed bathroom (ceiling height from 1.60 to 2.30 m) with tub and shower.
All the bedrooms have air conditioning.
Park:
The property stands on a hill 253 metres above sea level, offering a position of absolute privacy. Once past the automatic iron gate, a driveway leads to the uncovered parking with space for five cars. From here a well-kept fenced garden (1.60 m high wire mesh), for the exclusive use of guests, extends over 2 hectares. The garden is a green carpet embellished with cypresses and a variety of tall trees such as lime, fig, apricot, palm, oak and olive. In this silent setting, surrounded by woods and cultivated fields, are areas set up to fully enjoy the outdoor spaces. The pergola, adjacent to the living room, offers an ideal place for convivial moments, with sofas, armchairs and tables. The portico, conveniently located near the kitchen, is equipped with a table and chairs for outdoor dining, as well as a mobile barbecue and a characteristic antique wood-burning oven. In the garden, several shaded areas guarantee moments of relaxation and pleasant reading in all hours of the day.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool enjoys a fantastic view of the surrounding countryside and Todi, which can also be admired from inside the pool. It is located about 20 metres from the house, on a lower level, and is reached down an easy stone and wooden flight of 55 steps. Rectangular and measuring 12 x 4 m, with the depth varying from 1.20 to 2.20 m, the pool is lined in PVC with terracotta edging and has chlorine purification and a metal ladder for access to the water. The welcoming terracotta solarium surrounding the pool is equipped with sunbeds, deck chairs, a large wooden pergola, a large umbrella and a hot-water shower. The pool is open from the last Saturday in April until the first Saturday in October.
