PRIVATE STRUCTURE (lease only). Villa Allodola is located in the heart of the Livorno countryside, surrounded by rolling hills and woodlands, just a short distance from the Tuscan coast. This restored Tuscan farmhouse has been updated for contemporary living, but it still retains traditional charm with its exposed wooden beams, terracotta floors and stone fireplaces. Its tranquil setting offers a retreat from modern life while remaining close to essential services, seaside resorts and cultural landmarks, including Pisa, Livorno and Florence.

Interior:

The villa spans two floors, covering approximately 330 sq m. GROUND FLOOR: Main entrance leading to a living room with ornamental fireplace; Open-plan brickwork kitchen with dining area; Loggia connected to the kitchen, set up for outdoor dining; Double bedroom with en-suite bathroom with shower; Guest bathroom; Laundry room. FIRST FLOOR: Two double bedrooms with access to a terrace; Twin bedroom; Bathroom with tub and shower; Bathroom with shower; Living room with ornamental fireplace and TV, also accessible via an external staircase.

Park:

The villa is set within a 10,000 sq m enclosed garden, featuring a natural lawn, olive grove, and colourful flowering plants. A gravel driveway lined with cypress trees leads to the main entrance. The outdoor dining area, located under a tiled portico, is adorned with climbing plants and pots of flowers, creating an ideal setting for summer meals. A natural pond with water lilies adds charm, while a wood-burning oven and barbecue complete the outdoor amenities. The pool area, located a few steps from the house, is surrounded by lush vegetation. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located a few metres from the house, accessed via terracotta steps and a pathway: Rectangular shape; Dimensions 12.5 x 6 m with depths ranging from 1.2 to 1.5 m; Salt purification; Internal lighting with underwater spotlights; Roman steps for access. The solarium area, partly paved in terracotta and partly lawn, is equipped with sunbeds and umbrellas. The pool is open from the last Saturday in April to the first Saturday in October.
