PRIVATE STRUCTURE (lease only). Podere Terranuova is a beautifully restored farmhouse located in the green hills near Peccioli, Tuscany. Combining traditional Tuscan charm with modern luxury, this impressive property offers elegant interiors, lush outdoor spaces and breathtaking views of the countryside. Vaulted brick ceilings, exposed beams and luminous marble create a refined yet welcoming atmosphere. Spanning a main house and a charming annexe, the layout provides privacy and comfort for larger groups. Interior:

Podere Terranuova consists of the main house and an annex. The main house spans three floors with a surface area of approximately 400 sq m. MAIN HOUSE GROUND FLOOR: The main entrance is located on the ground floor and leads to a large entrance hall and living area with a central spiral staircase and a striking backdrop of Azul Cielo (sky-blue) marble. To the right, an original brick arch opens onto a well-equipped contemporary kitchen with central island and French windows leading out to the patio where the outdoor dining area is located. Adjacent to the kitchen is the dining room, also equipped with French windows facing the patio. To the left of the large entrance hall are two double bedrooms sharing a bathroom with shower. MAIN HOUSE LOWER LEVEL: Back to the entrance hall and down the spiral staircase you come to the basement featuring an open-plan room comprising a living area with sofa and TV, a round dining table and, in the centre, a contemporary fireplace. The room has two sliding doors facing the exterior. The floor is completed by a bathroom with shower and a storage room. MAIN HOUSE FIRST FLOOR: Going up the spiral staircase in the entrance hall you come to the first floor, consisting of a double bedroom, with divisible bed and a bathroom with whirlpool tub, and another double bedroom with walk-in closet and ensuite bathroom with shower, double basin and sauna. The annex is adjacent to the main house, it has two floors with an area of approximately 100 sqm. ANNEX GROUND FLOOR: The entrance leads into the open-plan living area consisting of a lounge with TV and a kitchenette and a bathroom with shower. The French window leads to an external loggia with seating area, as well as the barbecue area with wood-burning oven. ANNEX FIRST FLOOR: Stairs lead up to the loft on the first floor with two single beds. Communicating with the loft is a double bedroom and a bathroom with shower. The area with the two single beds and the double bedroom are not two separate rooms.

Park:

The villa is surrounded by a completely fenced, well-kept garden of approximately 4000 sq m. The garden follows the natural slope of the land and is spread over several levels. Once past the entrance gate you come to the parking area, located at the ground floor level, along a picturesque, tiled driveway flanked by cypress trees, along which is the tennis court. The garden is characterised by large natural grass lawns, dotted with olive trees and enriched by 21 bronze sculptures depicting animals, offering an enchanting setting with spectacular views of the Tuscan hills. The garden surrounding the main house is completely tiled and is bordered on the ground floor, to follow the slope of the land to the basement, by a low wall adorned with bushes of aromatic plants such as rosemary and lavender, together with splendid flowering oleanders that add a touch of colour and fragrance to the area. Two elegant marble staircases, located on both sides of the main house, lead from the basement to the ground floor, where, on the left, a cosy covered patio opens up. Here is the dining area, a space perfectly designed for outdoor meals while enjoying an unparalleled view of the well-kept gardens, the tennis court and the rolling hills of Tuscany. The patio also features a shaded lounge, ideal for moments of relaxation in total tranquillity and, adjacent, the brick barbecue and wood-burning oven. At the back of the annex, near the barbecue area, is the entrance to the laundry area. The swimming pool is situated in front of the main house and is reached up a flight of marble steps. In addition, right next to the parking area, is a shaded outdoor play area under a loggia with table football and a ping pong table. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool area is located in front of the main house and can be reached up the marble stairs or up from the lawn, using the wooden gate in the fence. The pool area is completely fenced and is surrounded, on the side of the stairs, by a hedge of bushes and aromatic plants that follow the slope of the land, and, on the opposite side, by a rough stone wall that gradually descends on the other two sides, thus ensuring privacy to the area. Beyond the wall, all around, are olive trees that naturally embrace the pool, providing a sense of intimacy. The pool, measuring 16 x 8.5 m with the depth varying from 1.05 to 1.40 m, has a 20 cm beach entrance and Roman steps for access to the water. The pool, lined with Bisazza mosaic and purified with chlorine and salt, is surrounded by the marble solarium, with a small area of lawn, equipped with sunbeds and an illuminated gazebo, offering maximum comfort to guests. Also in the pool area is a hot and cold-water shower. The pool will be open from the last Saturday in April until the first Saturday in October.
