Interior:
Casa Pippin, covering an area of approximately 190 sq m, has two floors, connected internally by two staircases and externally by a brick staircase.
GROUND FLOOR: On the ground floor, past the entrance door, is a large living room furnished with comfortable sofas, smart TV and fireplace. From here, on the left, you come to the open-plan kitchen with dining room, which has direct access to the pergola, ideal for al fresco dining. Completing the ground floor is a study, equipped with French windows that lead directly outside, a bathroom with shower and a laundry room.
FIRST FLOOR: From the kitchen, the first staircase leads to the upper floor (the second staircase is located in the hallway adjacent to the study), with two double bedrooms (one with a queen-size bed), a double bedroom and a twin bedroom. These last two bedrooms communicate with each other, but also have independent entrances from the outside and share a panoramic terrace, accessible via French windows and connected to the external staircase. The upper floor is completed by two bathrooms, one with tub and shower, and the other with tub only.
Park:
The estate in which Casa Pippin lies extends over approximately 2400 sq m, partially fenced and partly covered by woodland. The garden surrounding the house slopes gently down towards the swimming pool and is a riot of colour, with many types of blooms, tall trees, about 60 centuries-old olive trees, hedges and fruit trees that alternate in the well-kept lawn areas around the house and the swimming pool. Leaving the kitchen, you come to a large, paved terrace, equipped with a dining area shaded by a pergola and furnished with table, chairs and a mobile barbecue, as well as a living area with sofas and armchairs. In the evening, the outdoor lights, strategically positioned, illuminate the garden, creating an enchanting atmosphere both around the pool and in the rest of the property. This space is ideal for admiring sunsets over the green hills and the town of Cortona. From the manually operated iron gate, you come to the parking area, with two uncovered spaces and one covered by a canopy. The garden also has a pedestrian gate with four steps leading to the house.

Swimming Pool:
The swimming pool lies on a lower terrace overlooking the Cortona hills, in a private position. It is about 20 metres from the house and can be reached down a grassy path or a flight of 18 steps directly from the terrace. The rectangular pool, lined in PVC and purified with chlorine, measures 9 x 4 m with the depth varying from 1.10 to 2.00 m and has Roman steps for access to the water. The solarium, partly paved with tiles and partly grass, is equipped with sunbeds, an umbrella and a cold-water shower. The pool area has night lighting and is open from the last Saturday in April to the first Saturday in October.
