Its elevated position offers a breathtaking panorama of the lake and surrounding landscapes. Surrounded by a well-kept garden, the villa provides an atmosphere of peace and tranquillity while remaining conveniently close to local amenities. Large windows and outdoor spaces, including a panoramic swimming pool, seamlessly blend relaxation with the beauty of nature. San Felice del Benaco, whose name means "happy inlet," is an enchanting destination with a mild climate, making it ideal year-round.

Interior:

The villa has two floors. GROUND FLOOR: The entrance door on the ground floor leads to the living and dining area with ornamental fireplace, well-connected to the kitchen. A large hallway leads to the sleeping area consisting of two double bedrooms, a bathroom with shower and a bathroom with tub. FIRST FLOOR: A wooden staircase leads up to the first floor composed of a double bedroom with lake view both from the windows and from the small balcony, a twin bedroom with joinable beds and a bathroom with shower overlooking the pool and the lake. BASEMENT: The basement contains a bathroom with shower, laundry room and the garage for two covered parking spaces.

Park:

About 3,000 sqm of gardens surround the villa, creating a welcoming and intimate atmosphere. The outdoor spaces are spacious and well-kept, with a harmonious combination of tall trees, green hedges, olive trees and beds of herbs. The sound of the gently-flowing water in the lake contributes to a relaxing and serene atmosphere, ideal for relaxation and contemplation. Guests can enjoy these moments both by soaking in the splendid pool or by sitting in the shade of the covered patios, one of which is equipped for outdoor dining. At the driveway entrance to the property is a convenient parking area, both covered and uncovered, with space for up to four cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Surrounded by greenery, the swimming pool offers a breathtaking view of the surrounding lake thanks to its panoramic position, higher in respect to the part of the garden that slopes down towards the lake. Rectangular and measuring 4 x 12 m with a depth of 1.40 m, the pool is lined in clear PVC and is easily accessed thanks to an area of shallow water where you can sit. The surrounding, marble-paved solarium area is equipped with sunbeds and umbrellas. The pool has salt purification and can also be used at night thanks to internal and external lighting. It is available from the last Saturday in April to the first Saturday in October.
